HOME INSPECTION OVERVIEW
Depending on the size and condition of the home, a thorough inspection should take about three hours on site. Of course a condominium or smaller home may take a shorter time. A large home with multiple structures and systems may take all day! The process inspecting most properties typically starts outside and progresses from the basement, up to the attic, and then down through the finish rooms. Roofing, wall structure, foundations, crawlspaces, attics, plumbing, kitchens, bathrooms, fireplaces, windows, heating and cooling, carpentry, electrical panel, lights and outlets, all are evaluated. You are encouraged to accompany your inspector during the consultation. Please ask questions as the inspection progresses. We will also explain about systems and important findings as needed. After the home is inspected, we develop the report which often include photos taken during the inspection. This usually takes several more office hours. When the report is completed, it is e-mailed exclusively to you and may be distributed to other parties as you have instructed. The PDF format report includes findings as well as valuable information regarding the home. A sample report is listed here. Our goal is to have the report completed, typically within 24-48 hours. The inspection is intended to assist in evaluation of the overall condition of a building. The inspection is based on observation of the visible and apparent condition of the building and it's components on the date of the inspection. The results of the Home Inspection are not intended to make any representation regarding latent or concealed defects that may exist, and no warranty is expressed or implied. The Property Inspection:
Site: Grading and "run-off" potential, vegetation, driveways, sidewalks, patios, decks, and retaining walls.
Exterior: Structure, Wall covering materials, cornice & trim, windows, doors, sashes and lintels, vents.
Roof: Shingles, flashings, chimneys, skylights, vents, gutters, downspouts, and other visible roof related items.
Basement, Crawl Spaces, and Foundation: Insulation, ventilation, vapor barriers, structural beams and columns, floors and walls.
Plumbing and Fixtures: Water pressure, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, sanitary systems.
Heating, Cooling Boilers & furnaces, Air Conditioning, air cleaning parts, ductwork, carbon monoxide testing, electric gas sniffer testing, other visible related HVAC components.
Electric Systems: Service entry and clearances, service panels, switches and outlets, light fixtures, visible wiring and junction boxes, grounding system, and other related electrical components. Smoke alarms. Co detectors
Attics: Insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items.
Fixtures & Appliances: Laundry, Bathrooms, Kitchen.
Interior: Floors and ceilings, walls, stairs (if applicable) and banisters, finishes, sinks, cabinets, shelving, built-in appliances, smoke detectors and safety-related items, and other visible interior-related components.
Pest & Environmental Issues: Termites, Mold, Asbestos, Lead paint, Formaldehyde Testing, Indoor Air Quality Testing
Fireplaces: Chimneys, fireboxes, flues, dampers and hearths.
Radon Testing: (Regional areas of Maryland & DC ) test are typically set by MHI & Testing is performed by Envirolabs Incorporated.
The EPA states that one out of fifteen homes tested has a high level of radon gas and that all homes in the US should be tested for radon gas.
Wood destroying Pest (WDI) Inspections: Termite inspections are scheduled through several local WDI inspections firms including Colonial Pest, Benware Termite Control
Swimming Pool Inspections can be scheduled. Septic and Well inspections can be scheduled for country properties.
